    What's for Sale and Lease at WestsideHere's a list of condos for Sale or Lease at Westside.  Due to the popularity of this community often there are no active listing for sale or lease.  If the seach comes up empty trying search all homes and condos for sale in 75219 zip code and 75235 zip code.  You can also search all homes, condos, and townhomes for lease in 75219 and 75235 zip codes here.Westside Condominiums OverviewWestside has approximate 80 condos ranging from 1 bedroom 1 bath units of approximately 650sqft to 2 bedroom 2bath units up to 1200sqft over 3 stories.  There are several different floorplans.  A few on the 3rd floor have views of downtown Dallas, many have views of the new Parkland Hospital, and many have balconies and patios. All units have either a one car garage or one covered parking space in a gated lot.  Some of the garages connect directly into the condo, while others are slightly separated.  One of the things I love about this condo development is there is plenty of unreserved uncovered parking for extra vehicles or when friends and family visit.  I've also always been able to park on the street when visiting this condo.  There's a small fitness center on site, as well as a pool, BBQ area, and small dog park.  Every time I have visited it seems clean and well kept and well manicured.  Most units have tall ceilings, granite countertops, and wood or polished concrete floors.  In my opinion the kitchens are some of the best around with plenty of cabinets, open concept, nice lighting, and tall ceilings.  HOA dues are generally on the lower side of what I see at many other communities and generally cover water, sewer, trash, care of the grounds, fitness center, pool, reserves for maintainence, and management fees.  As with all condos and townhomes you can always have special assesments when major repairs need addressed and there are not enough reserves built up to cover these expenses..   Westide Condos LocationWestside is located at 4605 Cedar Springs, Dallas, TX 75219 in the greater Oak Lawn and Cedar Springs area in 75219 zip code.  It is at the corner of Cedar Springs Road and Raleigh Street, just West of the Dallas North Tollway.  From this location it is an easy bike ride to Children's Medical Center Hospital, UTSW Medical School, University of Texas Health Sciences Center in Dallas, Texas Scottish Rite Hospital for Children, Parkland Hospital, and the Medical District.   The bars, restaurants, and shops of Oak Lawn and Uptown are a quick Uber ride away.  If you fly you'll have just a short drive to DFW and Love Field airports and downtown Dallas, the Design District, and Trinity Groves are also just a few minutes drive away.  The closest DART Orange and Green line stops are Market Center and closet TRE station is Medical Center.Restaurants, Shops, & Attractions near Westside CondosThere are plenty of bars, restaurants and shops along Cedar Springs, Lemmon, and Oak Lawn.  For something a little different try Aloha Hawaiian BBQ on Lemmon, Lucky's on Oak Lawn or the Meddelsome Moth in the Design District.  Take a visit to Trinity Groves for the trendest incubator restaurants in Dallas.  Whole Foods, Eatzi's, and Scardello's Artisian Cheese shop are great places to pick up eats in the neighborhood.   Excercise on the Katy Trail, Trinity River Recreation Area, Turtle Creek, or checkout Klyde Warren Park for afternoon fun.Best place to watch movies nearby are the Angelika Arthouse Theater in Uptown or the Alamo Drafthouse in the Cedars.Questions about Buying Westside CondoFor buyers our services are normally free.  We'll typically save you time, money, and a ton of headaches. Dallas bordered by I-30 on the North, Cesar Chavez on the East, Lamar or South Austin Street on the West, and Grand Avenue on the South.  There seems to be no official boundries...but this is the general area.  Some people call in the Cedars, some South Dallas, some Southside and I like to call it SoDa....as in South Dallas.   However please be aware that South Dallas can mean different places to different people....and The Cedars area may not always be the first place people think of when they think of South Dallas.Take any of the five bridges that cross I-30 from downtown Dallas and you'll arrive in the Cedars.  These are on South Lamar, South Akard, South Ervay, South St. Paul, or South Harwood.  Alternatively and for lots of fun you can take Riverside drive past the famous Fuel City, and if you don't stop for tacos or to see the herd of wild animals, you can turn East on Cadiz and South on Lamar to reach the Cedars area.  You can also reach the Cedars by DART light rail, alighting at the Cedars Station.  It may be a little rough in appearance, but this neighborhood is really on the rebound with one of the most active neighborhood associations in the city.  In the early 1900s the area was one of the hottest suburbs of Dallas full of Victorian and Queen Anne type homes.  There are still a few of the old homes on Richardson Street and one of Dallas' oldest residential homes at 1609 Durant Street, built in 1884, but for the most part since the 1970s what's left are industrial spaces, vacant lots, and a few buildings turned into artist lofts, workspaces, and residences.  However this may be one of the final frontiers of close in spaces that will also take a turn for the better.   Saavy developers like Jack Matthews, Jim Lake, and Zad Roumaya are ask me what this area is called....the area generally south of downtown Dallas bordered by I-30 on the North, Cesar Chavez on the East, Lamar or South Austin Street on the West, and Grand Avenue on the South.  There seems to be no official boundries...but this is the general area.  Some people call in the Cedars, some South Dallas, some Southside and I like to call it SoDa....as in South Dallas.   However please be aware that South Dallas can mean different places to different people....and The Cedars area may not always be the first place people think of when they think of South Dallas.Take any of the five bridges that cross I-30 from downtown Dallas and you'll arrive in the Cedars.  These are on South Lamar, South Akard, South Ervay, South St. Paul, or South Harwood.  Alternatively and for lots of fun you can take Riverside drive past the famous Fuel City, and if you don't stop for tacos or to see the herd of wild animals, you can turn East on Cadiz and South on Lamar to reach the Cedars area.  You can also reach the Cedars by DART light rail, alighting at the Cedars Station.  It may be a little rough in appearance, but this neighborhood is really on the rebound with one of the most active neighborhood associations in the city.  In the early 1900s the area was one of the hottest suburbs of Dallas full of Victorian and Queen Anne type homes.  There are still a few of the old homes on Richardson Street and one of Dallas' oldest residential homes at 1609 Durant Street, built in 1884, but for the most part since the 1970s what's left are industrial spaces, vacant lots, and a few buildings turned into artist lofts, workspaces, and residences.  However this may be one of the final frontiers of close in spaces that will also take a turn for the better.   Saavy developers     20 Tips to Win a Bidding War
    It's getting brutal right now in the DFW market.   Lots of cash offers and lots of homes getting multiple offers. Here are my bull whacking tips for winning what is quickly becoming all out war for home buyers or in Texas terms a Steer Wrestling Contest. Bidding TipsBid quickly.  1st day on the market is best.  Know what you are willing to offer before you see the house. Work with an agent who uses programs like Docusign or DotLoop to sign your offers online and get them in quickly. Bid like you mean it.  Lowball offers are of another era.  Lowball a seller today and you might not even get a call back or a chance to rebid. Lots of people think bidding is only about price. There is the front page price, but there is so much more to an offer....lots of terms, times, down payment, option money, earnest money, favorite title companies, leasebacks, deposits, and on and on.   Upfront price helps, but terms may seal the deal. Consider bidding without seeing the house first. Consider bidding over list price.  There are plenty of homes selling over list price. CMAs may not tell you the whole story.  If prices are up 10-12% over last year and expected to rise another 10-12% this year, basing your bid on homes that sold 6 months ago may leave you in the dust....or worse yet in your apartment. Consider interest rates.   If you continually loose bids and interest rates go up 1-2% this year, how does that affect overall what you may pay for the house over the next 30 years.   If you pay $305,000 for a $300,000 house, you might pay $5000 more today which financed might be another $35/month.  If interest rates rise 1% that might mean another $250/month.   Which is better for you.   If you don't understand interest rates and FV and PV functions, ask your lender to run scenarios for you or explain it to you. (Do this before you find the house, don't waste time after you find the right house.) Never bid even numbers....like $200,000.  Bid $200,015 or $202,177.   The extra $177 might win the bid. Use a local, reputable, well-known lender like David Bradley at Just Mortgages for your loan.  If the lender can underwrite your financial ability before you bid, include that information in the pre-approval letter you submit with your offer.  Have your realtor explain this to the listing agent.   There is a difference in lenders. Offer to close quickly.   Some lenders can close a loan in 8-15 days.   If you can find one that does this use them.   Don't make a seller wait for 30-45days. Offer non-refundable earnest money. Offer a second earnest money deposit. Put down more earnest money than the next guy.  Put down double or triple the normal earnest money. Offer to pay some of the closing costs a seller might typically pay.  Pay for your own survey.  Pay for your title insurance.  Pay HOA transfer fees. Offer a leaseback to the seller.  If you can close in 15 days, but don't need the house for 30 or 45 days, offer the seller a chance to stay rent free during that time period.  That can put sellers at ease that #1 you will close, #2 they can use the equity in this house towards the next purchase, #3 they don't have to pack and move and risk you not closing.  Many loans will allow you to lease the home back to the seller for up to 60 days. Waive or forgo as many contingencies as you can.   That might include inspection and appraisal contingencies.  If you are adamant about an inspection or appraisal, tighten up the inspection timeframe or offer to cover an appraisal deficiency. If you know your lender requires a 5% or 20% down payment and you have the cash to put down more, consider writing the offer for 7% or 25% down.   Inform the seller you have the extra cash to make up an appraisal deficiency. Back in the heyday of bidding wars in the San Francisco Bay area, buyers would bring wine, flowers, fruit baskets, and perhaps even a vacation certificate, along with a heartfelt letter of why they wanted to start or raise a family, or retire, or whatever reason it was they wanted the house.  Include pictures of your family and pets if you think it will help. Do you have anything you can offer the seller to sweeten the deal like restaurant certificates, hotel vouchers, airline tickets, spa treatments, lawn mowing service at their new house? Beware of Risky BiddingBe wary of realtors advising you to include escalation or elevator clauses, that say something like you will pay $500 or $5000 or x% over the highest offer the seller gets.   That could really get you in trouble. Be careful with appraisal contingency clauses.  Appraisers are now legally on the hook for overvalued appraisals and need to be able to PROVE value.   Putting in clauses that you will cover appraisal deficiencies may be telling the appraiser that both buyer and seller and agents agree that the house may be overvalued and push that risk back on you with a low appraisal. Be wary of agents pushing pocket listings.   If they'll cheat their seller, they'll cheat you too. Take a Buffet lesson, Don't bid on what you don't understand.  Know your neighborhoods, Know your prices. Online tools are a reference in values, but often way way off.  Sometimes too low, sometimes too high.  Don't use Zippo, Tax Apraisals, or Blackfish to determine what you should bid.  If you are even tempted, read their disclosures on margin of error.  It's funny to see people want to use these values when bidding, but get upset once they are ready to sell.   Remember these are very general estimates.  A great broker can help guide you on a better estimate of value based on the other nine homes they've shown you.Your agent did not cost you the bid. Normally this is the case.  It's not your agent's fault you did not win.   That is if they are as quick to the draw as you are.  Can they show you homes the 1st day on the market?  Can they prepare offers immediately after you see them?  Are they giving you the tips above?  If not call Bruce today at 214-675-6992.     Take a Financial Day Off
    Financial Day Off www.FinancialDayOff.info I first heard about this idea in the book "Shift" by our boss and company founder Gary Keller.   While some people think the book is focused on the Real Estate business, I think it is one of the best business books of all time.  One full of meat, strategies, and tactics to implement.  There are always Shifts and cycles in business and you need to capitalize on the changes in the marketplace.  It's a great book to keep on the shelf and reread as the business cycle changes.  I was reminded of the idea when I heard it on the Rodney Anderson show, so also want to give him credit for embracing the idea.  I'm sure people like Clark Howard and Dave Ramsey would also agree with the concept.  The concept is to take a day off, even a day off from WORK, and review your finances and bills.   You can save a lot of money. Get copies of all your bills together.  The might include: Mortgage Statement Credit Card Bills Cell or Mobile Phone Bills Security Company Bills Home and Car and Life Insurance Electric Bill Cable - TV - Internet - Phone Bills Natural Gas Bills Tax Appraisal for your house You should also pull out your bank statements, 401k statements, and any other stock or investment account statements. Then review, analyze, and if possible shop around for alternatives services, and if there is not an alternative to shop, call the current service provider and ask if you are getting all the discounts for which you qualify. Mortgage Get out your mortgage statement.  Check your balance, projected payoff date and interest rate.  Then contact David Bradley, Mike Banes, or Rodney Anderson to check and see if you can lower your interest rate by refinancing.  If you are paying PMI, ask them if you can drop the PMI by refinancing.   You can also call your current mortgage lender and ask them if there is a way to drop the rate without refinancing.   Sometimes this may be a less expensive alternative.  If you need assistance determining the value of your home to see if you have hit the 80% equity mark which might allow you to drop PMI, contact Bruce Lynn at MetroplexHomeSalesInfo.com. Credit Cards Determine your current annual fee and interest rate if you carry a balance.  Do you really need a card with an annual fee?  Call your current provider to see if you can get the fee waived and/or lower the interest rate if you carry a balance.  Never close an account if you decide to move balances as this can hurt your credit score.  Check out Credit Karma if you need to shop annual fees and interest rates.   If you are carrying a balance, make it a goal this year to reduce or pay off that balance and switch to using a debit card.   If you travel internationally make sure you have a credit card with a smart chip.  You may want to ask for the CHIP and PIN technology to be added for extra layers of security.  You also want a card that has super low or even NO foreign transaction fees.   While you're here set up an alert online with your credit card company to alert you for certain transactions.  Perhaps a minimum charge amount or charges at gas stations.   This can help quickly alert you to fraudulent activity.  Also review your bill for any recurring monthly charges that you can eliminate.  Have you signed up for any kind of subscription you can do without? Cell or Mobile Phone Bills This can be a big one.  What are you paying for service, text, web connectivity on your phone.  Are you still under contract?  If you are often in a place with great WiFi, such as your home or office...Check out Republic Wireless that have plans starting at $5/month and $25/month for unlimited service.  If you are off contract and need a nice GSM phone check out the MotoG.  Then choose your carrier and pop in their SIM card.  You might also try Google devices on the Play Store.  You might also see if FreedomPop will work for you.   Consumer Cellular has a great reputation and some great plans so check them out too.   If you Text a lot, check out Google Voice that could make many if not most of your text FREE. Security Company Bills If you contract with one of the big security companies try SmithThompson....typically they have no contract and provide service at $16.99/month.  Please give them my name so I can get a month FREE discount.  That's not why we recommend them.  In my business I set off a lot of alarms and they always seem to be the ones who call and call quickly.   If you are a do it yourselfer, you might also try SimpliSafe.  After you self install the system they have had rates as low as $14.99/month. Home and Car and Life Insurance Call your current company and ask if there is a way to lower your bill and ensure that you are getting all the discounts for which you qualify.  If you were ever in the military, call USAA for a second opinion.   If you were not in the military check with Joe Dávila at Mainstay Insurance who can shop multiple companies to get you a great deal.  They're home insurance experts and can also be reached at 972-778-8201.  As an alternative call Erin McKee at McKee Insurance Services at 972-956-0200.  Erin is another great independent agent who can shop rates with different companies and is an expert in unusual insurance situations.   You can ask Joe or Erin to also recommend TERM life insurance for you, or if you want to shop online check out zanderins.com.   If you have any kind of life insurance other than term....such as whole life or ones with residual value or savings plans, it is probably time to switch. Electric Bill Get your current bill.  You want to see what rate you are paying for each Kilowatt hour or KwH.   If you are still with one of the big legacy companies you're likely paying too much.   Rates fluctuate but if you will be in the same place for another six months or a year, you should sign a contract to lock in your rate.   I've seen rates as low as 5cents a KwH with Stream Energy.   Stream is one of the largest electric companies in Texas and now also serves several other states.  If you are in Texas you can also checkout the website Power to Choose, but we always suggest being careful choosing the absolute lowest rate provider if you've never heard of them.  Sometimes they're being run out of a personal apartment and gamble on rates, which could cost you in the long run. Internet - Cable - TV - Amazon - Netflix - Phone Bills This is a tough one.....seems like not many people want to live without home cable and internet service.   First step is to review your bill.  Can you get rid of any boxes you are no longer using.   Can you cancel movie or other channels you no longer watch.  Can you just ask for a discount to the current price your current company is advertising?   Don't like that alternative, usually you have two choices of main providers....you could consider switching to the competitor in your area to save money.   If you are a very light internet user and don't need cable tv, try FreedomPop.  You might also checkout DirectTV or DISH Network to save on these costs. I notice many of my younger customer no longer get wired landline phones and just go mobile.  Some people think they need a hardwired landline for the security system, but call your security provider and see if they can switch you to wireless.  If you still want a wired line that works over the internet you can try Magicjack or Ooma for probably 1/3 to 1/10 the cost of your monthly landline copper bill. You might also consider signing up for a service like Amazon Prime, Netflix, or Hulu to cut your cable bill. Natural Gas Bills Typically you don't have a choice here....but if you are in a state like Georgia, NJ, or Maryland, check out Stream Energy rates vs your legacy city or state gas monopoly. Tax Appraisal for your house We field a lot of call about tax appraisals.  More often than not this is not a great way to determine the MARKET value of your home.  This value is how the taxing authorities calculate the taxes due on your home.  If you are in the DFW Dallas Fort Worth Metroplex area, call Bruce Lynn at 214-675-6992 or visit our MetroplexHomeSalesInfo.com website to ask us to calculate the current market value of your home.  Compare this to your tax value and make a determination if you want to challenge the value with the authority.  Tax values normally are mailed to you in March and April and challenges must be filled by May 31st each year. Bank statements Check your current bank statements for monthly fees.  Don't see monthly charges, then call your bank and ask if there are any monthly fees for debit cards, credit cards, or just your regular bank account.   If there are fees, ask if they can be waived and under what conditions.   If this doesn't work try on online bank like Ally, CapitalOne360,  or a local credit union.  Also review your bill for any recurring monthly charges that you can eliminate.  Have you signed up for any kind of subscription you can do without? 401k & Retirement Have you looked at your investments in these accounts lately.  Might be time to reallocate.   If you are buying company stock in your 401k, you may want to rethink that or at least the percentages.   Now many 401k providers also allow you to adjust your contribution amounts automatically every six or 12 months.  Always contribute enough to get your company match.  That is if they will contribute 3% if you contribute 3%....that's 100% ROI.   Probably no way to beat that return investing on your own.   If this is one of your main savings plans, consider increasing your contributions by 1% every six months or a year.  You might be surprised that you never miss it, especially if you get cost of living increases. Stock or Investment Account Take a look at these.  Do you need to invest cash, or sell non-performing stocks.  If you have an advisor and have not visited with them for an account review lately, today is a great time to do that.   If you're at a full service brokerage and don't use full service, consider transferring your account to someplace like Schwab, Etrade, or Scottrade.   You could literally save hundreds on each and every trade. Wills & Estates If you don't have a will, it might be ok if you are single and have no money.  If you are married, have children, and have any assets, you need a will and all the other documents that go with it.   If you live in the DFW Metroplex area we know three great attorney's who can assist you drafting the right documents.  This is not a time to go cheap, but it probably costs you a lot less than you think.  Sometimes you do get more than you pay for.  Hesitating on this?  Think of your kids gaining control of all your assets without your supervision.   Now get on the phone to Brooks Lynn, Barry Irwin, or Jay Stevenson and get your will done.     10 Credit Tips for Home Buyers
    The 3 major credit bureaus, TransUnion, Equifax, and Experian allow you to obtain a FREE credit report each year directly from them or through www.annualcreditreport.com It is estimated that up to 2/3 of all credit reports have some type of error such as account information, personal name, address history, etc. Any accounts that are being disputed may be required to have the dispute verbiage removed. This can take time, so addressing up front at time of pre-approval is critical. Should you need to acquire the services of a credit repair company, be very cautious as many of them will do very little for what you pay them. Always identify how long the company has been in business as well as any references they may have. Do not close your accounts once you pay them off. This is a common mistake. Your scores will increase based on the increasing amount of available credit you have that you do not use. In order to begin to increase your credit scores, attempt to pay down your balances to 50% of the available credit limit; then to 30%, then to a $0 balance. Depending on your overall credit situation, this process may gradually increase your scores. If you are in the process of buying a house, paying off an old collection will more than likely not increase your scores, and may actually lower them. In the eyes of the credit bureaus, you have just brought an adverse item to a current status. In many cases it is better to have an old collection with a balance than to bring in up to date with a $0 balance. Time is your friend. Continue to pay your accounts on time. While everyone?s credit situation is different, as time passes, old derogatory accounts will have less of a negative impact on your scores. Applying for credit accounts on a regular basis can have an adverse affect on your credit scores. Keep in mind, if you are buying a house a mortgage company will need to access your credit at some point to properly qualify you and to determine your interest rate. Keep your credit inquiries to a minimum.  Having a credit report pulled once a quarter or so will more than likely have very little impact on your scores.The Mortgage Gallery has a credit score improvement model which provides the potential score increase amount upon paying down specific accounts.     Know the Score and Get The Best Possible Mortgage Rate

Hands down over and over and over consistently for many years Guardian wins.  Ever had a mortgage company get the file finished and to the title company two weeks before closing?   I have...and that was with Guardian.  Never missed a closing time, even when I've given them the file as little as two weeks before closing.   Competitive rates for my customers and just about the lowest fees I've ever seen with any lender...over and over and over.   Now on to the credit score and getting the best rates.....
       
      By Lynn Hood, Loan Officer, Guardian Mortgage Company, Inc. Has this happened to you? A hopeful young couple recently filled out all the paperwork to get approved for a loan and was shocked to discover the high rate for which they qualified. ?But I checked my credit score online!? said the young man. ?Many people rely on those quickie credit score calculators online and don?t realize that mortgage underwriters use different factors to figure credit score,? says Lynn Hood, loan officer at Guardian Mortgage Company?s Arlington, Texas office. ?Even if you get a credit score from one of the credit bureaus, it may not be the same as the score used by a lender or take into consideration all the factors we have to.? Fewer than one in five people actually obtain copies of their credit reports on an annual basis. The most effective way for consumers to identify errors in their reports is to review them annually. So what is credit score and how can you make it better? According to Hood, a credit report is simply a tool to help lenders assess this risk of lending to a potential borrower by providing their credit history and the score provides the ranking for credit quality of that history with the potential for default. Statistically, potential homebuyers with a score of 600 or less, for example, have an 87% chance of default while those with 700-719 only have a 5% likelihood of defaulting on the loan. ?Credit score can make a huge difference in the interest rate you will pay on your mortgage ? most likely the biggest thing you ever buy,? notes Hood. What is in Your Credit Score?Negative events like bankruptcies, liens, collections, foreclosures and slow pays. ?Depending on the seriousness of the event, it can stay on your report for as long as 7 years,? said Hood. ?The older the negative event, the less impact it has on your score.?A ratio of your debt balances (like credit cards) to available credit. ?Low balances are good,? adds Hood. ?There is no ideal utilization of credit card availability credit, but keeping any one card ? and the total balances across all cards ? to less than 50 percent is preferred.?Public record information. ?If you have a lot of unpaid speeding tickets, it will affect more than your car insurance rates,? warns Hood. ?Some public record items can remain on your report for 10 years, so avoid judgments from unpaid tickets and other legal actions.?Number of recent inquiries which means credit applications you?ve made ? not inquiries by credit companies looking to pitch you a new card or insurance companies you engage to change car insurance. Now is not the time to buy a new car or replace the refrigerator if you can help it. ?Limit your new credit account inquiries to maximize your score.?Number of credit lines on your report. ?Too many credit cards and credit lines can lower your score. The score benefits those with a balance of credit cards, installment loans and mortgages.?Number of years you?ve had credit reported to the bureau. ?The longer the history the better, but people in their twenties can qualify for homes,? adds Hood. Establish a solid record of pay history as soon as possible. Typically, the best approach to developing a credit score is to have three credit lines ?open for no less than 12 months.? There are differences in the scoring models consumers can access vs. those credit lenders may obtain. However, the differences are not typically sever with only one in four being a credit-quality category impactor. Consumers cannot know ahead of time whether the score they purchased from an online site will closely track or vary moderately or significantly from a score sold to creditors. Thus, consumers should not rely on credit scores they purchase exclusively as a guide to how creditors will view their credit quality. Much like a grade in school, different factors on credit scores are weighted. On-time payment is about 35% of your score; outstanding debt (balances) is 30%; credit history is 15%; inquiries and new credit is 10%; and types of credit are 10%. ?Some people erroneously think they need to have lots of different types of credit to get approved for a mortgage, but it is only 10% of the overall score. Having a low balance and on-time payments are much more important,? says Hood. Six Ways to Improve Your Credit Score Pay your bills on time. Keep your credit card balances low. Clean up judgments, liens and other delinquencies from your credit bureau reports. Don?t open new credit accounts unless absolutely necessary. Don?t close your oldest credit accounts unless absolutely necessary. Correct common errors on your report like incorrect loan balances, credit limits, delinquency dates and open/closed statuses. The first step is to get your credit report from each bureau. They are required by law to make it available for free to everyone once per year. You can get yours online or by mail. Review it carefully. It is not uncommon for there to be mistakes. Experian: www.experian.comEquifax: www.equifax.comTransunion: www.transunion.com When you note a mistake, send a letter (with delivery confirmation requested) to both the credit bureaus and the creditor explaining what is in error. Provide your back up documents, but don?t send your originals. Include a copy of the credit report you used to identify the error and ask that the information be corrected. Why should you send multiple copies (one to the bureaus and one to the creditor)? Because credit reporting companies resolve an average of 15 percent of the consumer disputed items internally, without getting the data credit furnishers involved. The remaining 85 percent are passed on to the creditors. Ensuring both parties have the needed information improves your ability to have the issue resolved in a timely manner. Here are a few points that the CFPB recently reported about consumer?s experiences with working with credit bureaus: More than a third of disputes have to do with collection accounts Collections are 5 times more likely to be disputed than mortgage delinquencies Few than 1 in 5 people obtain a copy of their credit report on an annual basis 1 in 5 consumers will receive a credit score that is substantially different than what the lender or creditor will see ?People are often surprised at what they find on their credit reports. We especially see mix-ups with people of the same name like ?Senior? and ?Junior,? or old items that were never removed that should have dropped off after a certain amount of time. Collections agencies are particularly bad about recording payments to the credit bureau.? Each credit bureau has a process for correcting mistakes. Often it is as simple as providing proof of payment or disputing an item. Disputing an item will cause them to begin an inquiry with the credit reporter. It can take weeks and you will want to make sure to get another copy of your report before moving forward on your mortgage application. If your credit card balances are high, you may want to consider spending a few months paying them down before applying for a mortgage. Lastly, don?t apply for new credit for a while. It makes it look like there may be additional debt unknown to the underwriter or that your spending may be increasing. After you get your home, you can then get other loans for life?s necessities. ?There are a lot of factors and your score is constantly changing,? said Hood. ?Clients with a poor or too-low credit score can usually improve it significantly within six months to a year by following these steps.? So what happened to the young couple? ?They decided to wait a few months until they could get their credit report corrected,? said Hood. ?Now they have a home at a low rate with the payment they can afford.?     School Rankings in Texas in 2012
    I know it is important to many to be in an area with great schools, but I have never liked the way many homebuyers and perhaps others are so focused on a one word description of the school ...like Exemplary or Great Schools ranks it a 10.   Most people have little or no idea what the rankings are based on and why one school might be recognized and another exemplary.  It may be issues that are of no importance to your child.  My suggestion is to visit the school in the area you want to live in.  See how your child or children will fit in.  See what kind of reception you get from the staff and teachers.  See what programs they offer.  See if you like the school setup.  You may want your school to offer a particular foreign language, or have advanced science classes, or a great music program.  One word or number rankings don't always take this into account. We just wanted to pass along the news that there will be no new school ratings published this year for the State of Texas. Here is a fresh look at the current ratings by pdf format. It seems as though most school districts in our area were also very strict about attendance zones in the past.  However with the school funding issues over the past year or two, we see many districts offering waviers.  This is based on availability and some school districts offer open enrollment within the district on a space available basis. One thing to keep in mind is that school attendance zones can change.  School districts open and close schools periodically.  Sometimes demographics change and growth happens requiring new schools.
