- The builder's reps are expert negotiators. Are you? How many homes have you purchased this year or this lifetime? We have assisted hundreds of buyers and have a fiduciary duty to protect your interest.
- Some people think it costs more to use a Realtor, but in fact I regularly save my clients money versus them going directly to the builder. We bring multiple clients to the builders and they know that. They want our volume. You're only buying one home, but in some cases they even pay us bonuses to bring multiple customers to them. Be sure to ask me if you are eligible for a builder rebate. Most builders want you to have representation and have a separate marketing budget to pay our fees. In any case it won't cost you more.
- Most builders require us to be with you at your initial visit. This is always a good idea. We'll help you find the right builder who offers the best value and the right neighborhood. If you have already visited the builder or a model home please call me immediately and before you sign anything. Don't risk a nightmare!
- We'll also advise you on when to get inspections and how often. Believe me when I tell you the city building inspector is NOT ENOUGH. You'll likely never see them because they're in and out of your home in 5-10mins each time they visit. They won't give you a written report and they certainly don't answer to you. We recommend professional licensed inspectors who will work for you to get the best quality home possible.
- Many builders don't accurately inform you about property taxes. Get the latest and accurate information on taxes before you buy. I hear over and over horror stories that builders are not collecting enough taxes at closing and sticking it to buyers a year later with $3000, $4000, or higher tax bills that were unplanned. Go at it alone and don't be surprised if your payments go up hundreds of dollars after your first year.
- If you hear a builder say we will sell for X and we know it will appraise for X+Y, and therefore you walk in with built in EQUITY. Don't walk, but RUN out of that office. This is a common line used among many to entice you to buy.
- Listen to your needs and assist you match the best neighborhood, builder, and value for your money.
- Analyze designs to get you the best value and fit for your family's needs.
- Analyze lot locations, lot layout, elevations, utility easements, traffic patterns, and other possible future impacts on value.
- Meet you at the design center and assist you pick the best value options.
- Review builder's contracts with you before signing.
- Review financing options to get you the best interest rates and lowest closing costs.

- The 3 major credit bureaus, TransUnion, Equifax, and Experian allow you to obtain a FREE credit report each year directly from them or through www.annualcreditreport.com It is estimated that up to 2/3 of all credit reports have some type of error such as account information, personal name, address history, etc.
- Any accounts that are being disputed may be required to have the dispute verbiage removed. This can take time, so addressing up front at time of pre-approval is critical.
- Should you need to acquire the services of a credit repair company, be very cautious as many of them will do very little for what you pay them. Always identify how long the company has been in business as well as any references they may have.
- Do not close your accounts once you pay them off. This is a common mistake. Your scores will increase based on the increasing amount of available credit you have that you do not use.
- In order to begin to increase your credit scores, attempt to pay down your balances to 50% of the available credit limit; then to 30%, then to a $0 balance. Depending on your overall credit situation, this process may gradually increase your scores.
- If you are in the process of buying a house, paying off an old collection will more than likely not increase your scores, and may actually lower them. In the eyes of the credit bureaus, you have just brought an adverse item to a current status. In many cases it is better to have an old collection with a balance than to bring in up to date with a $0 balance.
- Time is your friend. Continue to pay your accounts on time. While everyone?s credit situation is different, as time passes, old derogatory accounts will have less of a negative impact on your scores.
- Applying for credit accounts on a regular basis can have an adverse affect on your credit scores. Keep in mind, if you are buying a house a mortgage company will need to access your credit at some point to properly qualify you and to determine your interest rate. Keep your credit inquiries to a minimum. Having a credit report pulled once a quarter or so will more than likely have very little impact on your scores.
- The Mortgage Gallery has a credit score improvement model which provides the potential score increase amount upon paying down specific accounts. This is for clients that may be a few points away from qualifying or for obtaining a little better rate, not for those with scores that require significant credit assistance.
- Protect your identity!!! Identity theft is rampant. Always shred documents that have personal identification information before throwing away. Identity theft can have a devastating effect on your credit and can take many months to clean up.

New Home Builder Construction Finder in Lewisville, Texas
If you are looking for new residential construction in Lewisville, TX and the DFW Dallas - Fort Worth Metroplex area, you've come to the right place. Click on the link for a list of New Homes in Lewisville, TX. Please be advised new construction has slowed significantly in the past couple of years. There are often very few spec homes built by builders, so often you will need to start the process from the ground up. Many areas like Addison, Flower Mound, and Plano have very few new residential developments due to space constraints.
Lots of people like to shop for new homes on their own. My advice is to STOP, call Bruce Lynn, Your Realtor with Keller Williams Realty first at 214-675-6992 and bring me with you on the VERY 1st visit to the builder. You will save time, money, and often lots and lots of headaches. For us to be able to best assist you, most builders require that you bring us with you on the first visit. You will find at the bottom of this page many reasons to use a realtor in your NEW home purchase. Please review them before you even get in the car and start a fun day of looking and shopping for a new home. Building a new home can be a lot of fun and very exciting, but it can also be very painful and full of frustrations when things don't go right. Rarely is the new home purchase process a walk in the park. In my experience there is often a high degree of dissatisfaction with the builder when a Realtor was not involved. Don't you want FREE* advice, representation, and someone in your corner fighting for you? Remember the builders reps work for the BUILDER, not for you. Of course they will be nice and friendly, but they are working against you, not for you, just like the salesperson the last time you bought a car. If you just can't resist the urge to stop and look, be sure to fill out the registration card with the builder with our name on it. Tell them you are already working with us, so there is no confusion. Please please please let us review the contract BEFORE you sign it. There never should be a rush to sign.

If you are considering building or buying a new home you need someone in your corner to protect your interests. A home purchase is the largest investment most people make in their lifetime and you have the chance to be represented for FREE and at no cost to you. There are people who have successful experiences working with both custom home and tract builders. However, I also hear lots of complaints from dissatisfied buyers who were not familiar with the process, the contracts, and the shortcuts many builders take to improve their profits or what do when things go wrong. Westside has approximate 80 condos ranging from 1 bedroom 1 bath units of approximately 650sqft to 2 bedroom 2bath units up to 1200sqft over 3 stories. There are several different floorplans. A few on the 3rd floor have views of downtown Dallas, many have views of the new Parkland Hospital, and many have balconies and patios. All units have either a one car garage or one covered parking space in a gated lot. Some of the garages connect directly into the condo, while others are slightly separated. One of the things I love about this condo development is there is plenty of unreserved uncovered parking for extra vehicles or when friends and family visit. I've also always been able to park on the street when visiting this condo. There's a small fitness center on site, as well as a pool, BBQ area, and small dog park. Every time I have visited it seems clean and well kept and well manicured. Most units have tall ceilings, granite countertops, and wood or polished concrete floors. In my opinion the kitchens are some of the best around with plenty of cabinets, open concept, nice lighting, and tall ceilings. HOA dues are generally on the lower side of what I see at many other communities and generally cover water, sewer, trash, care of the grounds, fitness center, pool, reserves for maintainence, and management fees. As with all condos and townhomes you can always have special assesments when major repairs need addressed and there are not enough reserves built up to cover these expenses.Westide Condos Location
Westside is located at 4605 Cedar Springs, Dallas, TX 75219 in the greater Oak Lawn and Cedar Springs area in 75219 zip code. It is at the corner of Cedar Springs Road and Raleigh Street, just West of the Dallas North Tollway. From this location it is an easy bike ride to Children's Medical Center Hospital, UTSW Medical School, University of Texas Health Sciences Center in Dallas, , Parkland Hospital, and the Medical District. The bars, restaurants, and shops of Oak Lawn and Uptown are a quick Uber ride away. If you fly you'll have just a short drive to DFW and Love Field airports and downtown Dallas, the Design District, and Trinity Groves are also just a few minutes drive away. There are plenty of bars, restaurants and shops along Cedar Springs, Lemmon, and Oak Lawn. Take a visit to Trinity Groves for the trendest incubator restaurants in Dallas. Whole Foods, Eatzi's, and Scardello's Artisian Cheese shop are great places to pick up eats in the neighborhood.
Excercise on the Katy Trail, Trinity River Recreation Area, Turtle Creek, or checkout Klyde Warren Park for afternoon fun.
Best place to watch movies nearby are the Angelika Arthouse Theater in Uptown or the Alamo Drafthouse in the Cedars.

I first heard about this idea in the book "Shift" by our boss and company founder Gary Keller. While some people think the book is focused on the Real Estate business, I think it is one of the best business books of all time. One full of meat, strategies, and tactics to implement. There are always Shifts and cycles in business and you need to capitalize on the changes in the marketplace. It's a great book to keep on the shelf and reread as the business cycle changes. I was reminded of the idea when I heard it on the Rodney Anderson show, so also want to give him credit for embracing the idea. I'm sure people like Clark Howard and Dave Ramsey would also agree with the concept. The concept is to take a day off, even a day off from WORK, and review your finances and bills. You can save a lot of money.
Get copies of all your bills together. The might include:
You should also pull out your bank statements, 401k statements, and any other stock or investment account statements.
Then review, analyze, and if possible shop around for alternatives services, and if there is not an alternative to shop, call the current service provider and ask if you are getting all the discounts for which you qualify.
Mortgage
Get out your mortgage statement. Check your balance, projected payoff date and interest rate. Then contact David Bradley, Mike Banes, or Rodney Anderson to check and see if you can lower your interest rate by refinancing. If you are paying PMI, ask them if you can drop the PMI by refinancing. You can also call your current mortgage lender and ask them if there is a way to drop the rate without refinancing. Sometimes this may be a less expensive alternative. If you need assistance determining the value of your home to see if you have hit the 80% equity mark which might allow you to drop PMI, contact Bruce Lynn at MetroplexHomeSalesInfo.com.
Credit Cards
Determine your current annual fee and interest rate if you carry a balance. Do you really need a card with an annual fee? Call your current provider to see if you can get the fee waived and/or lower the interest rate if you carry a balance. Never close an account if you decide to move balances as this can hurt your credit score. Check out Credit Karma if you need to shop annual fees and interest rates. If you are carrying a balance, make it a goal this year to reduce or pay off that balance and switch to using a debit card. If you travel internationally make sure you have a credit card with a smart chip. You may want to ask for the CHIP and PIN technology to be added for extra layers of security. You also want a card that has super low or even NO foreign transaction fees. While you're here set up an alert online with your credit card company to alert you for certain transactions. Perhaps a minimum charge amount or charges at gas stations. This can help quickly alert you to fraudulent activity. Also review your bill for any recurring monthly charges that you can eliminate. Have you signed up for any kind of subscription you can do without?
Cell or Mobile Phone Bills
This can be a big one. What are you paying for service, text, web connectivity on your phone. Are you still under contract? If you are often in a place with great WiFi, such as your home or office...Check out Republic Wireless that have plans starting at $5/month and $25/month for unlimited service. If you are off contract and need a nice GSM phone check out the MotoG. Then choose your carrier and pop in their SIM card. You might also try Google devices on the Play Store. You might also see if FreedomPop will work for you. Consumer Cellular has a great reputation and some great plans so check them out too. If you Text a lot, check out Google Voice that could make many if not most of your text FREE.
Security Company Bills
If you contract with one of the big security companies try SmithThompson....typically they have no contract and provide service at $16.99/month. Please give them my name so I can get a month FREE discount. That's not why we recommend them. In my business I set off a lot of alarms and they always seem to be the ones who call and call quickly. If you are a do it yourselfer, you might also try SimpliSafe. After you self install the system they have had rates as low as $14.99/month.
Home and Car and Life Insurance
Call your current company and ask if there is a way to lower your bill and ensure that you are getting all the discounts for which you qualify. If you were ever in the military, call USAA for a second opinion. If you were not in the military check with Joe Dávila at Mainstay Insurance who can shop multiple companies to get you a great deal. They're home insurance experts and can also be reached at 972-778-8201. As an alternative call Erin McKee at McKee Insurance Services at 972-956-0200. Erin is another great independent agent who can shop rates with different companies and is an expert in unusual insurance situations. You can ask Joe or Erin to also recommend TERM life insurance for you, or if you want to shop online check out www.zanderins.com. If you have any kind of life insurance other than term....such as whole life or ones with residual value or savings plans, it is probably time to switch.
Electric Bill
Get your current bill. You want to see what rate you are paying for each Kilowatt hour or KwH. If you are still with one of the big legacy companies you're likely paying too much. Rates fluctuate but if you will be in the same place for another six months or a year, you should sign a contract to lock in your rate. I've seen rates as low as 5cents a KwH with Stream Energy. Stream is one of the largest electric companies in Texas and now also serves several other states. If you are in Texas you can also checkout the website Power to Choose, but we always suggest being careful choosing the absolute lowest rate provider if you've never heard of them. Sometimes they're being run out of a personal apartment and gamble on rates, which could cost you in the long run.
Internet - Cable - TV - Amazon - Netflix - Phone Bills
This is a tough one.....seems like not many people want to live without home cable and internet service. First step is to review your bill. Can you get rid of any boxes you are no longer using. Can you cancel movie or other channels you no longer watch. Can you just ask for a discount to the current price your current company is advertising? Don't like that alternative, usually you have two choices of main providers....you could consider switching to the competitor in your area to save money. If you are a very light internet user and don't need cable tv, try FreedomPop. You might also checkout DirectTV or DISH Network to save on these costs.
I notice many of my younger customer no longer get wired landline phones and just go mobile. Some people think they need a hardwired landline for the security system, but call your security provider and see if they can switch you to wireless. If you still want a wired line that works over the internet you can try Magicjack or Ooma for probably 1/3 to 1/10 the cost of your monthly landline copper bill.
You might also consider signing up for a service like Amazon Prime, Netflix, or Hulu to cut your cable bill.
Natural Gas Bills
Typically you don't have a choice here....but if you are in a state like Georgia, NJ, or Maryland, check out Stream Energy rates vs your legacy city or state gas monopoly.
Tax Appraisal for your house
We field a lot of call about tax appraisals. More often than not this is not a great way to determine the MARKET value of your home. This value is how the taxing authorities calculate the taxes due on your home. Compare this to your tax value and make a determination if you want to challenge the value with the authority. Tax values normally are mailed to you in March and April and challenges must be filled by May 31st each year.
Bank statements
Check your current bank statements for monthly fees. Don't see monthly charges, then call your bank and ask if there are any monthly fees for debit cards, credit cards, or just your regular bank account. If there are fees, ask if they can be waived and under what conditions. If this doesn't work try on online bank like Ally, CapitalOne360, or a local credit union. Also review your bill for any recurring monthly charges that you can eliminate. Have you signed up for any kind of subscription you can do without?
401k & Retirement
Have you looked at your investments in these accounts lately. Might be time to reallocate. If you are buying company stock in your 401k, you may want to rethink that or at least the percentages. Now many 401k providers also allow you to adjust your contribution amounts automatically every six or 12 months. Always contribute enough to get your company match. That is if they will contribute 3% if you contribute 3%....that's 100% ROI. Probably no way to beat that return investing on your own. If this is one of your main savings plans, consider increasing your contributions by 1% every six months or a year. You might be surprised that you never miss it, especially if you get cost of living increases.
Stock or Investment Account
Take a look at these. Do you need to invest cash, or sell non-performing stocks. If you have an advisor and have not visited with them for an account review lately, today is a great time to do that. If you're at a full service brokerage and don't use full service, consider transferring your account to someplace like Schwab, Etrade, or Scottrade. You could literally save hundreds on each and every trade.
Wills & Estates
If you don't have a will, it might be ok if you are single and have no money. If you are married, have children, and have any assets, you need a will and all the other documents that go with it. If you live in the DFW Metroplex area we know three great attorney's who can assist you drafting the right documents. This is not a time to go cheap, but it probably costs you a lot less than you think. Sometimes you do get more than you pay for. Hesitating on this? Think of your kids gaining control of all your assets without your supervision. Now get on the phone to Brooks Lynn, Barry Irwin, or Jay Stevenson and get your will done.
Virtual Assistant
